PLANS to create to holiday pods at a property outside Oswestry have been submitted to Powys County Council.

The application for siting three pods as well as building a recreation/games room at Moelfre Hall in Llansilin.

The application also includes a treatment plan and associated works was submitted in late October but was updated this week.

According to a design and access statement, submitted on behalf of applicants G and L Williams, the property already has two barns that has been converted for holiday use.

Now the farmers are looking to add three more pods alongside the third barn they are converting as a way of diversifying their land.

It said: “The applicants are farmers. They farm the surrounding land (some 250 acres).

“They have converted two barns to holiday use – these are established – they are in the process of converting a third barn, also for holiday use.

“They now wish to further develop the site for holiday accommodation through the siting of three Holiday Pods (there are prefabricated units that sit on concrete pads).

“Also, a recreation/games room is proposed. This would serve both the three intended units, plus the established barn conversions.”

It added: “The games/recreation unit will be fully accessible – in that level/ramped access will be provided, as will an accessible toilet provision. 

“The development will accord with Part M (disability accessibility) of the building regulations.

The holiday pods will be ambulant disability accessible.”

The statement added that the games room will meet insulation standards for mainly summer use, and will be constructed from recycled materials where possible.

It added that the holiday pods units will be positioned over concrete pads within an improved grassland setting while tree and shrub planting is proposed to minimise visual impact.

The statement continued: “The development will result in an anticipated nine to 12 additional vehicle (car) movements per day (three to four movements per pod). 

“Vehicular routing is as existing as the site enjoys adequate vehicular access. The applicant proposes the construction of two additional passing bays.

“There will be parking space for one car per unit, plus a parking area in front of the games/recreation room.”

The report concludes that the application is a ‘logical extension; of the existing use of the site.
