A 40 bedroom hotel, Starbucks coffee shop and a drive-thru Greggs could be set to be built between Oswestry and Welshpool under plans revealed by developers.

A draft application for the proposed mixed-use development on land at Rhallt Farm on the A483 has now been released, with a consultation now available online. No plans have yet been submitted to Powys County Council.

The scheme would be the latest development for the area near Buttington Cross on the outskirts of Welshpool, which saw a Harry Tuffins petrol station and convenience store opened last year, alongside McDonald's first franchise in the Welshpool area.

Earlier plans for a larger hotel on the site were withdrawn last year amid concerns over the traffic capacity of the existing island at Buttington Cross.

A design and access statement from developers KIM Property Investments says the area is a "pinnacle point" of travel from Oswestry and Shrewsbury towards Wales where road traffic bypasses Welshpool towards Newtown and Llanfair Caereinion.

"Moors Farm therefore is ideally situated to provide facilities to the local economy by boosting tourism in the form of a drive-thru coffee house, hotel and a well-established food retail unit such as Greggs," the document says.

"The proposal we are presenting has been designed to fit in seamlessly with not only these more recent developments but also with the existing surrounding area and will make a positive contribution to the area.

"The proposal is to develop the existing site into a mixed use development. This will consist of a 1800sqf A3 unit Greggs with associated parking, national chain drive-thru Starbucks Coffee Shop with associated parking and 40 bed Hotel for a national chain with associated parking."

Access for the site will be off the existing roundabout and onto Rhallt Lane, towards the petrol filling station, before a new access road takes motorists onto the A483 site.

Phase 1 of the development would see the construction of the Greggs and Starbucks restaurants, with the hotel included in phase 2.

Enablement works will include the demolition of an existing cottage, however several "high quality trees" are set to be maintained.
