Flood warnings are in place for the River Vyrnwy at Maesbrook and Melverley, says the Met Office.
River levels are rising at Llanymynech and Crew Green after heavy rainfall overnight.
Flooding is affecting properties and roads in and around Maesbrook and may affect the A483 between Llanymynech and Four Crosses.
The river at Llanymynech is predicted to peak this afternoon, with further rainfall forecast over the next 12 hours.
The Met Office are asking that people avoid using low-lying footpaths near local watercourses and avoid contact with flood water.
