WREXHAM Industrial Estate could be set for expansion as the site's largest landlord unveils plans for the future.

Asset and property management company FI Real Estate Management (FI) has published plans to expand its presence on Wrexham Industrial Estate, with land to potentially be used for a hotel, pub and retail development,

FI’s 500,000 square foot presence in Wrexham makes it the largest landlord on the 8,000,000 sq ft estate, the biggest industrial park in Wales, and it is looking to develop further land on the site in order to support what it describes as increasing demand amongst the business community.

All of FI’s units are currently let to 62 companies ranging in sizes and business sectors.

With 38 acres of developable land FI is seeking to supporting the needs of existing business looking to expand while attracting new businesses to the estate, whilst adapting to the changing composition of the industrial estate, which houses HMP Berwyn.

FI’s plans include:

● Three industrial sites with a total size of 126,772 sq ft

● A 150,000 sq ft mixed use development that could cater for a hotel, pub, leisure or retail development.

● A mixed use scheme of between 1,000 sq ft to 6,000 sq ft to accommodate multiple bespoke designs for startup businesses that are looking to expand.

The planning application for the three new industrial sites is set to be submitted to Wrexham Council early next year, with further consultation to take place on the mixed use schemes throughout 2019.

Wrexham Industrial Estate is home to more than 300 businesses, such as JCB and Kellogs, with approximately 12,000 people employed on the site.
