TWO hamlets in Oswestry and Ellesmere areas have been named among Shropshire’s most expensive in a nationwide property rich list.
Sandford, just outside Oswestry, and Northwood near Ellesmere claimed two of the top 10 places in a property rich list published by house price website Zoopla.
Zoopla’s Zed-index ranked Northwood fifth and Sandford seventh in its list of Shropshire’s most expensive streets, based on average house prices in the county and the whole of the UK.
The average property value based on Zoopla estimates in Northwood came in at £675,461 while average property prices on Sandford came in at £658,611.
Ashton Road in Shrewsbury topped the Shropshire rich list with an average house price of £1,013,667 while London’s Kensington Palace Gardens topped the UK list as a whole.
A housebuyer can expect to spend more than £39m on a residential property in Britain’s most affluent area of Kensington.
Jon Quinn, residential sales director at Halls Estate Agents in Ellesmere said: “Northwood is a popular area.
“It is quite sparse and those properties sold generally have lots of land with them.
“The sale of Park Hall Farm would have increased the average in Northwood quite a lot when it went for around £4million.
“It is back on the market again now after being renovated together with Rowe Farm in Bettisfield for a combined asking price of £8.25m.
“But house sales in Ellesmere are generally on the increase and the government’s Help to Buy Scheme which comes out next year could also result in more activity,” he added.
The government initiative will help buyers to purchase second-hand properties as opposed to only helping purchasers obtain new builds.
Kathie Bradley at the Oswestry branch of Town and Country Estate Agents said: “Sandford is a nice area and quite sought after with luxury detached properties. We have certainly seen an increase in sales activity in Oswestry.
“Prices are stable but people are willing to negotiate more than before. We are seeing lots more first time buyers coming in for smaller properties and we are starting to notice more family homes being sold too,” she added.
